N2 - Abstract: A novel methodology for the event-by-event determination of freeze-out temperature and baryon chemical potential in heavy-ion collisions is developed. The method achieves a resolution of ~15% for central Au + Au collisions at NICA energies. The approach is validated using EPOS4 and SMASH event generators, and a practical scheme for application to experimental data is formulated.
